Abstract: Land as the most unique of the three fundamental factors of production - land, labour and capital - causes special problems. It is uniquely attached to other land giving rise to mutual rights and obbligations; and land is particularly divisable vertically (eg. semi-detached houses), or horizontally (eg. maisonettes and flats), so giving rise to many problems as to mutual rights and obbligations. We live on the land and from the land, so that, its distribution and use are of vital importance. From this we derive the conclusion that 'land rights and records' ought to be properly regulated. This is precisely the aim of the registration of 'titles' to land.
