Abstract: Throughout the years, the notion of landscape has been vigorously studied by experts and professionals from various disciplines. It has been tackled by different approaches and given a plethora of definitions. Nevertheless, as a fundamental element of our everyday life, ultimately it is the lay person who directly experiences the landscape's qualities and values. Landscape is crucial to our well-being, thus it should be conserved and safeguarded from the adverse impact of development. During the last few years, development along the coast has increased rapidly in the Maltese Islands, creating a thriving business due to growing tourism demands. Unfortunately, this has resulted in the degradation of natural landscapes and caused changes in coastal features. This study investigates whether the Maltese landscape is being effectively protected from the impacts of tourist development. This is undertaken by a case study which assesses the visual impact caused by the hotel redevelopment on the coastal landscape of Ir-Ramla tal- Mixquqa. This objective was achieved by examining the evaluation of the development's impact on the landscape as foreseen by the Environmental Impact Assessment and by investigating the public's perception on the development. As the site under study is an area of high landscape and ecological value, the study examines if the development will achieve an overall enhancement of the landscape or create a negative impact on the site. The results indicate that there is a need for a holistic approach towards landscape, and that awareness on its value is fundamental. The study concludes by suggesting potential solutions for the site and possible recommendations for future tourist development.
